Urban Land Scarcity Could Stall Nevada’s Growth, Warns NSB's Private Bank Report
LAS VEGAS – The Private Bank by Nevada State Bank released the latest edition of the High Net Worth Report series today. Issue 3 of 2025 provides insights into the shrinking availability of vacant lands in Southern Nevada and Northern Nevada that are available for development. Included in this issue is a summary of general trends in available acreage, along with an exploration of efforts by Nevada’s congressional delegation to open more federal land for sale to developers.
Highlights from the current issue include:
- Governor Joe Lombardo notified state lawmakers in February that Southern Nevada could run out of room to grow by 2032. Northern Nevada could face a similar problem as soon as 2027.
- Southern Nevada has grown by 446,300 people (+22.9 percent) since 2010, while Northern Nevada has added 85,300 people (+20.2 percent).
- The urban Las Vegas Valley has approximately 50,000 acres of vacant land available for development — about half of which are owned by federal agencies.
- Federal legislation could open another 25,000 acres of federal land for sale in Clark County and 15,200 acres in Washoe County.
